A Retrofit Assessment is an extensive review of a property’s occupancy, energy and condition. This evaluation takes into account the various components of the premises in order to provide a detailed breakdown of essential factors.
The data from the assessment of the domestic property should be enough to create a Medium-Term Improvement Plan for it. The assessment should include:
- A proper evaluation of the inherited, structural, architectural and constructional elements and the installed technical services (ventilation, heating, hot water and lighting) of the dwelling needs to be done to ensure its eligibility for improvement. Details must be provided in sufficient clarity.
- It is essential that you identify any possible restrictions enforced by the local planning authority before beginning any project. These can include requirements for planning permission, Listing of Special Architectural or Historic Interest & Conservation Area constraints, Tree Preservation orders, etc.
- Determining the presence and severity of any construction defects, structural defects, or leaks, as well as condensation and/or mould growth in a dwelling is an important task. It helps identify areas for improvement for better maintenance and health concerns.
- Identifying and assessing any energy-saving mechanisms that are currently in place or planned can help you create more sustainability in the workplace.
- A comprehensive assessment of the energy efficiency of a dwelling needs to be conducted. This should include details such as determining the dimensions of any bedrooms and attics, measuring all components that make up a building (floors, walls, roofs etc.) and figuring out the size of windows & doors as well.
- A detailed examination of the building’s construction is necessary to determine the thermal & moisture properties of floors, walls & roofs, thus assessing how suitable it is for improvement. Such an appraisal will provide the U-values required to draw conclusions about its suitability.
- Accurately identifying the building services that have been set up, such as ventilation, heating, hot water and lighting systems and their respective controls is important.
