Legionella Risk Assessments
Ensuring the safety of tenants is of utmost importance, whether you’re renting out your property or moving into a rented house. Nowadays, there are various checks that need to be conducted to ensure a safe living environment. These measures are in place to prioritise the well-being and security of everyone involved.
Provide a safe environment for your tenants
While it may not be mandated by law in all cases, conducting a Legionella Risk Assessment is a crucial step that should not be overlooked when dealing with rental properties. This assessment ensures the safety and well-being of tenants, mitigating any potential risks associated with Legionella bacteria. By prioritising this assessment, you demonstrate your commitment to providing a safe environment for your tenants. Ensuring the safety of your property from Legionnaires’ disease can have life-saving implications. Taking Legionella control measures is crucial, especially when renting out a property. By taking proactive steps to prevent its spread, you are not only safeguarding the well-being of your tenants but also protecting yourself from potential legal and reputational consequences.
What is Legionella Risk?
Legionellosis encompasses a range of diseases caused by the legionella bacteria. Among them, Legionnaires’ disease is the most severe. However, it is important to note that there are other illnesses that can be incurred due to exposure to these harmful bacteria. It is imperative for residential landlords to be aware of the dangers posed by legionnaires disease. Neglecting this issue can lead to significant legal responsibilities falling upon them. By taking proactive measures and ensuring proper water management and maintenance, landlords can fulfill their duty of care towards their tenants and mitigate any potential legal risks.
Legionnaires’ disease is a severe form of pneumonia that poses a significant threat to human health. It is an infection that targets the lungs and has the potential to be fatal if left untreated. Bacteria are typically present in small quantities in natural water sources such as lakes, ponds, reservoirs, and rivers. Interestingly, they can also be found thriving in manmade water systems like air-conditioning units, hot tubs, cooling towers, cold water systems, spa pools, and evaporative condensers. It’s essential to be aware of these potential habitats to ensure proper maintenance and hygiene protocols are followed.

FAQs
01. Do I need an expert if I want to Retrofit my home?
Despite EPCs being a helpful guide (especially if you bought your house after 2007 and were given an EPC), this is not the most reliable information on which to base a retrofit. A trained energy assessor is the best way to go if you want to be accurate and precise when it comes to upgrades. The more quantitative the survey, the more reliable the results. This way, you can avoid going ahead with unnecessary investments or not taking adequate ventilation into consideration when installing insulation, for instance.
02. Is retrofitting my property worthwhile?
The answer depends on several factors, but the basic idea is that making certain updates and improvements to your property can result in a significant increase in its value. It is important to consider the cost-benefit of any investment you make in this regard.
When improving the living conditions of your home, it is essential to understand how you use energy. The primary target should always be to improve comfort, ventilation and air quality through efficient energy usage. For accurate meter readings, it is best to take readings on a monthly basis and the same day each month. Additionally, you should also record the property’s temperature and humidity. With the energy consumption data in hand, you can identify times when heating is at its highest. This information will be helpful for drawing comparisons once the project is complete.
03. How can I fund a Retrofit on my property?
The government recently allocated £30 million to generate more heat pumps and also reduced the VAT rate to 0% on renewable materials, making energy efficiency work much more accessible. Government ministers recently held talks with mortgage lenders in an effort to motivate them to assist people in making their homes more energy-efficient. The launch of the £10 million Green Finance Accelerator is expected to support more green initiatives and lower-interest home improvement loans. It will also enable the development of unique green finance products and services.
