FAQs
01. Do I need to get an EPC?
By law, any building that is being sold, rented or constructed must possess an Energy Performance Certificate (EPC). This rule holds true for all areas.
A valid EPC rating must be presented to prospective buyers or tenants from the beginning of marketing your property. This will show them how energy efficient the property is and result in possible savings for them when it comes to fuel payments.
An Energy Performance Certificate (EPC) is essential for a property, as it provides key information about the energy consumption and estimated costs. To get an EPC you must engage the services of a qualified and accredited Energy Assessor.
To remain compliant and avoid any fines, you should obtain a new EPC after implementing energy efficiency improvements. Although there are exceptions for certain situations such as for listed properties, it is best to acquire a fresh EPC to ensure full compliance.
02. What happens if I don’t have an EPC for my property?
The Department of Finance and district councils have a responsibility to make sure EPC regulations are followed. Local authorities are responsible for enforcing these regulations in all buildings, except those owned by them which in that case the DoF would be the enforcement authority.
Not following the regulations or not providing the necessary documents asked for by an enforcer can result in a penalty charge being issued.
For any dwelling, if the rules are not followed, a penalty of £200 is applicable. Similarly, for a non-dwelling to remain in violation of the regulations means that 12.5 % of the net annual value would be charged for each fault committed.
-
EPCs should be offered at no cost to interested buyers or tenants. This will enable a smooth transaction for all parties involved.
-
The person who eventually becomes the buyer or tenant should be given a valid EPC without any charge.
-
The owner of the building should be issued an EPC no later than five days after the work is finished.
-
A valid EPC (Energy Performance Certificate) will be accompanied by a complimentary recommendation report, available to you at no cost.
03. How do you know whether your property has an EPC?
Homeowners can visit the Energy Performance of Buildings Register for an energy performance certificate. Additionally, the EPC certificate ratings of other properties in your vicinity can be accessed free of charge. This is a great way to compare different buildings & make a better decision.
04. How Long does it take?
Typically, a Domestic assessment can require 25-45 minutes to complete; however, depending on the size and intricacy of the property, it may take more time.
05. What are the benefits?
An Energy Performance Certificate (EPC) offers multiple benefits. It helps identify energy efficiency improvement opportunities, makes properties more attractive to potential buyers, and allows property owners to access government schemes and subsidies to make their home more energy efficient.
